MORE ROOM FOR YOUR LIFE TO HAPPEN

You love the suburb. You love the yard. But the house has hit its limits — a bedroom short, a floor plan that doesn't flow, or a property that needs a granny flat to work properly. Moving isn't the only answer.

We extend homes and build secondary dwellings across Brisbane, managing everything from the first site inspection to the occupation certificate. Drafting, engineering, council approvals, demolition, structure, fit-out — one builder, one point of contact the whole way through.

Single Storey Extensions

Extend the footprint of your home at ground level — extra bedrooms, a master suite, a larger kitchen and living zone, a dedicated laundry, or a connected indoor-outdoor entertaining space. We manage the full structural process including demolition, slab, framing, roofing, and all trades.

To get a quote, we need a site inspection. A sketch or a brief description of what you want is enough to get us started on-site.

02

Second Storey Additions

Double your living space without touching the yard. Second storey additions are the most significant way to grow a home in a constrained site — full upper level, partial additions, or a master suite above. We assess the structural suitability of your existing slab and frame before quoting, so there are no surprises.

A site inspection is essential for second storey work. We'll walk through what your current structure can carry and design around it.

Granny Flats & Secondary Dwellings

A granny flat adds a self-contained dwelling to your property — for aging parents, adult kids, or long-term rental income. We build them to council-compliant specifications: fully self-contained with separate entrance, kitchen, bathroom, and living area.

We manage the development application, site works, structure, and all internal trades. A site inspection and your block dimensions get us going.

04

Kitchen & Living Extensions

The most common extension type in Brisbane — pushing the back of the house out to create an open-plan kitchen, dining, and living space that flows to the outdoors. We tie in the new structure with the existing home, handle all internal renovation work, and integrate the alfresco connection if needed.

A rough idea and a site inspection is all we need to give you an accurate fixed-price quote.

The Extension Process: 9 Stages

Site inspection with Tomas Farr
01

Site Inspection & Estimate

Tom visits your property, assesses what the block and existing structure allow, and gives you an honest estimate. No drawings needed — a sketch and your brief is enough to have this conversation.

Concept design and drafting plans
02

Concept & Drafting

We engage a draftsman to draw the approved design. You review and sign off before anything goes to council. The drawings are coordinated by us — you don't need to manage a separate designer.

Engineering and structural review
03

Engineering & Survey

Structural engineering is completed to spec the footings, slab, beams, and roof structure. A site survey is completed if required. We co-ordinate both — they're included in your fixed price.

Building approval with local council
04

Building Approval

We submit your development application and handle all council correspondence. Approval timelines vary by council and project type — we advise on realistic expectations upfront and manage the process so you don't have to.

Site preparation and demolition
05

Site Preparation & Demolition

We prepare the site for construction — removing existing structures where required, setting out the new footprint, and completing any earthworks. Demolition is handled carefully to protect the parts of the home you're keeping.

Slab and foundation work
06

Substructure & Slab

Footings are dug to engineer's specifications and the concrete slab is poured. This is the foundation everything else relies on. We don't rush this stage — it sets the quality of everything above it.

Framing and roof structure going up
07

Framing, Roofing & Lock-Up

Timber framing goes up, the roof is installed, windows and external doors are set. At lock-up the new structure is weather-tight and secure — a significant milestone for any extension project.

Internal fit-out and trades
08

Internal Fit-Out

Plumbing, electrical, insulation, plasterboard, tiling, cabinetry, painting, and all finishing trades are completed in sequence. Tom personally manages every inspection and every trade — you get one point of contact, not a juggling act.

Handover and final certificate

Handover & Occupation Certificate

A full walk-through with Tom, defects addressed, and your occupation certificate issued. We stay available after handover — if something needs attention in the warranty period, we're a phone call away.
